What is the best way to market my Florida condominium for sale to potential UK buyers?

Daltons Weekly seems a good place – £90 for 6 months.
Any other ideas? I’d prefer not to use an Florida Realtor who charge about 6% commission.
I list my homes on Craig’s list and get plenty of inquiries from England… and it’s free.

Who’s to say that some one from the UK is likely to be your buyer? Is your desire to sell to some one in the UK or make the highest net on your sale? I sell real estate up here in CT and many of my clients are snow birds–here in the summer–own or looking to buy in the south during our winter. Commissions are negotiable by law so you may wind up paying less. The truth is, you don’t pay anything unless they produce a buyer through their marketing. According to the 2005 research profile conducted by the National Association of Realtors- 83% of people who tried selling on their own wound up listing with an agent after it didn’t work. So they spent money for advertising that doesn’t work. The worst news is that the For Sale by Owners who did succeed at selling themselves averaged 16% less from their sale than the average professionally marketed property. And that takes into account all brokers- and God knows they are all not the most knowledgable. A good agent will get you on at least 6 websites, have access to other agents who are working with buyers looking to buy this property, know the market, be affiliated with a relocation company, run broker’s open house–not neccessarily a public open house, update you weekly on real estate activity on comparable properties & pricing competition. With the majority of motivated & qualified buyers already working with realtors the most you are going to save on commission is 2.5-to 3% and those agents are looking out for their buyer so they will take advantage of you. Don’t worry about losing money by hiring an agent–you won’t. Worry more about hiring the wrong agent –anyone can take a listing and stick it in MLS. That alone won’t do it. Find somebody good and they will get you the most the market will bear for your condo. Feel free to e-mail me if you want help finding a good agent—They need to be able to give you average sale price, average days on market info for your area. They should also be able to tell you what their list to sale price ratio is–This will weed out the week agents. Hope this helps

I was about to suggest Daltonsholidays.com, I assume you are already on this site. You could try Freeads, gumtree, fridayad and a google search to find other free website advertising. Cards in your local shop window are also a good idea. You could also set up your own Website and go through Google or Yahoo, they charge by the click. Depends on how much you want to spend.
